Income required to support the loan.

It is a fundamental aspect of a mortgage that the lender requires the loan plus interest repaid.  Normally the amount that can be borrowed depends on your income but there are are even equity release mortgages available where no payments are required until the property is sold.

Typically the maximum that can normally be borrowed is limited to four times the first income and one times the second income.  Facilities are available, however to provide:-

  • Over 85% LTV can obtain around 3.50 times joint income or 4.50 times single income
  • No proof of income for self employed or employed up to 85%-90% LTV
  • Professional mortgages 5 times salary Minimum income £20,000 p.a. **
  • No existing loans or commitments taken into account
  • Guarantors can be used up to 100% LTV
  • Guarantor does not need to be a relative
  • No income accepted e.g. student
  • Special schemes for first time buyers
** must be fully qualified; medical doctor, pharmacist,
optician, dentist, vet, solicitor and accountant.
