Even where there has been no adverse credit history there can still be problems as some lenders avoid those without the ideal source of income. One in four people may find it difficult to get a mortgage from a traditional high street lender. People who don’t fit the mould include:
- Self Employed
- Contract workers
- Those with part-time or Irregular income
- Older clients
- Changed situations separation, divorce
- Debt consolidation through re-mortgage
Some lenders do not credit score and ignore other financial commitments or defaults. These lenders work on the basis of affordability instead of income multiple to determine maximum borrowing allowed.
It is frequently possible to obtain a mortgage even with past CCJ's frequently loans up to 95% of the property value are available so long as you have no more than three unsatisfied CCJ’s totalling £3000.
For the self employed even with an adverse credit history – accounts may not be required and it is possible to borrow up to 90% of the property value.
Where there is even greater adverse credit history mortgages up to 85% of the property value where no proof of income is required.
There are also lenders who will lend immediately the borrower is discharged from bankruptcy.
